1099 for Landlords: Which Forms to Send and Receive (2026 Rules)
Landlords who pay an unincorporated contractor $2,000 or more in 2026 for work on a rental usually send that person a Form 1099-NEC and file it with the IRS by February 1, 2027. The threshold was $600 until 2025. Below is what changed, which payments count and which don’t, the forms a landlord may receive, a worked example and a free fillable 1099 checklist.
Free fillable Landlord 1099 Checklist (PDF). One page: a table for up to 8 contractors (type, W-9 on file, amount paid by cash, check or ACH, over the threshold, 1099 sent), the steps and dates for 2026 payments, and the forms you may receive.

Quick answer: which 1099 and when
| Situation (payments made in 2026) | Form | Who files it | Due |
|---|---|---|---|
| You paid a contractor who is not a corporation $2,000 or more for work (repairs, cleaning, lawn care, management) | 1099-NEC | You | Copy to contractor and IRS by 02/01/2027 |
| You paid a person $2,000 or more in rent (for example for storage or a garage you rent) | 1099-MISC (box 1) | You | Copy to them by 02/01/2027; IRS by 03/01/2027 on paper or 03/31/2027 electronically |
| A business tenant paid you $2,000 or more in rent | 1099-MISC (box 1) | The tenant | You receive it |
| A card processor or payment app paid you over $20,000 and over 200 transactions | 1099-K | The processor or app | You receive it |
January 31, 2027 falls on a Sunday, so the usual January 31 deadline moves to the next business day, Monday, February 1, 2027. The same rule moves February 28 to March 1.
January 2027 checklist for landlords
For payments you made in 2026, here is what to do in January 2027:
- Add up each contractor’s 2026 payments made by cash, check or bank transfer (ACH). Leave out card and payment app payments.
- Check you have a Form W-9 for everyone you paid $2,000 or more. Ask now if one is missing.
- By Monday, February 1, 2027: give each contractor their Form 1099-NEC and file it with the IRS.
- Rent you paid of $2,000 or more: Form 1099-MISC to the person by February 1, 2027, and to the IRS by March 1, 2027 on paper or March 31, 2027 electronically.
- Watch for 1099s you receive (1099-MISC from a business tenant or property manager, 1099-K from a payment company) and keep them with your 2026 tax records.
What changed for 2026
- $600 became $2,000. For payments made in 2026, the IRS instructions say to report nonemployee compensation of $2,000 or more on Form 1099-NEC, and rents of $2,000 or more on Form 1099-MISC. For 2025 payments (forms due in early 2026) the old $600 limit still applied.
- 1099-K went back to $20,000 and 200 transactions. The IRS says the law retroactively reinstated the old threshold: a payment company files a 1099-K only when payments to you are over $20,000 and there are over 200 transactions.
- E-filing: if you file 10 or more information returns in total, you must file them electronically. The IRS IRIS portal is free.
Do small landlords have to file 1099s?
The IRS instructions say to report payments on Form 1099-NEC or 1099-MISC only when they are made in the course of your trade or business, and that personal payments are not reportable. Whether one or two rental units count as a trade or business depends on your facts, such as how actively you manage them.
Schedule E also asks every landlord whether they made payments in the year that would require a Form 1099, and whether they filed them. If you are not sure your rental counts, ask a tax professional before the deadline.
Which payments need a 1099 and which don’t
| Usually needs a 1099-NEC (if $2,000+ in 2026) | Usually does not |
|---|---|
| A handyman, plumber or electrician who works as an individual, sole proprietor, partnership or LLC (not taxed as a corporation) | Payments to a corporation (except an attorney) |
| A cleaner, painter or lawn care company that is not a corporation | Supplies you bought yourself at a store |
| A property manager’s fees, if the manager is not a corporation | Anything you paid by credit card or through a payment app (the card or app company reports it on a 1099-K instead) |
| An attorney, even one that is a corporation | Your own employees (they get a W-2) |
| Parts and materials when they came as part of the service | Personal payments that are not for the rental |
The simple habit that makes this easy: before you pay anyone new, ask for a Form W-9. It gives you their legal name, address, business type and taxpayer ID number, which you need for the 1099.
Example: one duplex, four payments
Linda Park owns a duplex at 1508 E Cactus Rd in Phoenix, AZ. In 2026 she paid:
| Paid to | Type | How paid | 2026 total | 1099-NEC? |
|---|---|---|---|---|
| Jake Moreno (handyman) | Sole proprietor | Check | $2,850.00 | Yes: $2,000 or more, not a corporation |
| Desert Plumbing Inc. | Corporation | Check | $1,900.00 | No: a corporation, and under $2,000 |
| Greenline Lawn Care LLC | LLC | ACH | $1,650.00 | No: under $2,000 |
| A house cleaner | Individual | Credit card | $2,400.00 | No: card payments are not reported on her 1099-NEC |
Linda sends one Form 1099-NEC, to Jake, and files it with the IRS by February 1, 2027. On Schedule E she checks “Yes” for payments requiring a 1099 and “Yes” for filing them. All names in this example are made up.
Steps and deadlines
- All year: get a W-9 from every new contractor and record each payment with the payee and how you paid.
- November and December: total each contractor’s 2026 payments. If you want to e-file for free through the IRS IRIS portal, apply for its access code (called a TCC) early, because it is not instant.
- By Monday, February 1, 2027: give each contractor their Form 1099-NEC and file it with the IRS.
- Form 1099-MISC for rent you paid: copy to the person by February 1, 2027; file with the IRS by March 1, 2027 on paper or March 31, 2027 electronically.
- Keep copies of every 1099 and W-9 with that year’s tax records. Our landlord record keeping guide shows how long.
1099s a landlord may receive
- 1099-MISC from a business tenant that paid you $2,000 or more in rent in 2026 (tenants don’t send one if they paid a real estate agent or property manager instead).
- 1099-MISC from your property manager for the rent it collected and paid over to you.
- 1099-K from a card processor or payment app, only if it paid you over $20,000 and over 200 transactions in the year.
Either way, report all the rent you receive on Schedule E, whether or not a 1099 shows up. See our Schedule E guide and how rental income is taxed.
How to track it during the year
Give every expense its own line with the date, the payee, the amount, how you paid and the Schedule E category. At year end, sort by payee and add up the cash, check and ACH payments for each contractor. Our free rental property expense spreadsheet has these columns, and the rent ledger template keeps the rent side.
The 1099 rules above come from the IRS Instructions for Forms 1099-MISC and 1099-NEC for 2026 and can change. Ask a tax professional about your situation, especially if you are not sure your rental counts as a trade or business.
Frequently asked questions
Do landlords have to send 1099s to contractors?
Only for payments made in the course of a trade or business. If your rental counts as one, send a Form 1099-NEC to each contractor that is not a corporation and that you paid $2,000 or more in 2026. Ask a tax professional if you are not sure.
What is the 1099 threshold for 2026?
$2,000 for nonemployee compensation on Form 1099-NEC and for rents on Form 1099-MISC, for payments made in 2026. It was $600 for earlier years.
When are 1099s due in 2027?
Form 1099-NEC is due to the contractor and the IRS by February 1, 2027, because January 31 is a Sunday. Form 1099-MISC goes to the recipient by February 1, 2027 and to the IRS by March 1, 2027 on paper or March 31, 2027 electronically.
Do I send my landlord a 1099 for rent?
A business tenant that paid $2,000 or more in rent in 2026 in the course of its business generally reports it on Form 1099-MISC, unless the landlord is a corporation or the rent was paid to a real estate agent or property manager. Personal renters do not send 1099s.
Do I need a 1099 for payments made through Zelle, Venmo or a credit card?
Payments made by credit card or through a payment network are not reported on Forms 1099-NEC or 1099-MISC; the card or app company may report them on a 1099-K instead. Check how each app classifies your payment, and keep records either way.
